Toronto Real Estate Market Will Do Just Fine

It is said as the Toronto real estate market goes so goes the Canadian market.

Not so fast...

Vancouver hit a wall last summer, I know because I was there counting the bricks. This summer it's happening on the other side of the country.

Barring nuclear disaster, after this all shakes out Canada's real estate markets will do just fine.

Toronto is currently in what I refer to as a Market Trifecta... a price whiplash, 15% tax hike and the traditionally slower July market.

Then, of course, there's the negative media chatter about interest rates and a possible land transfer tax increase.

Oh, my!

How will we ever survive?

When I started selling real estate back before salamanders, interest rates were 21% and home sales dropped 15% to 20%.

At the same time, my sales were exploding.

How? You say...

I put on my big boy pants... worked a little harder and a lot smarter!

I realised if total sales dropped from 12,000 ends down to 10,000... That was still a big enough pile for me to chip away at.

Wait, I almost forgot the sky is falling... Right?

Not!

If you're caught up in this market pinch, work on the areas of your business that you have not been able to keep up with, now is the time to get those things done.

New KILLER Features...

Many updates have been added to the Real Estate Web Site the Performance Web Page, built around as the name suggests... Branded Lead Generation.

The Performance Web Page has just been enhanced with the newest version of a scrolling photo feature that enables Real Estate Agents to upload pictures of listings or special offers with just a few clicks. The big benefit is that the visitor to the web site must opt-in with their name and contact information to view more photos or to get more details, resulting in a branded lead.

For clarity, a Branded Lead happens when a person that signs up on your web site, knowing that you are a real estate agent by virtue of the fact that they see your face, your logo and your company logo and they still give you their name and number.

As well this new listing display feature enables agents to feature properties such as open houses or price reductions or new listings.

The last  feature added to the Performance Web Page was was the addition of new header images with special offers to encourage Buyers and Sellers to leave their name, number and email address.

The next big feature that we hope to have enabled in just a few days will be the addition of social media buttons.

Success in real estate sales is partly determined by relationships developed through online lead generation. The concept is quite recent in the industry and can be confusing to both new and experienced agents. Despite this, relationships are fundamental for success in real estate and you can not manage without them. The internet has simply offered real estate agents a new means in which they can meet new potential clients.

Traditionally, many Real Estate Professionals® used door knocking, cold calling or advertising as a strategy for acquiring new clients. The method is still in use today but is not nearly as efficient as the internet as a form of lead generation. When using these old time consuming and costly methods of generating sales, more often then not you end up with sore knuckles or a sore ear.

In other words you are spending a lot of time or money trying to find strangers with a view to doing business. Considering that most people like their privacy, this invasion is often not taken kindly at all. In fact, some people treat such offers with hostility and tend to drop the receiver immediately or slam the door… ever been there?

To succeed as a Real Estate Professional®, you must develop a system of  lead generation that will guarantee your business a constant stream of buyer and seller leads. Especially when starting out in the business, if you need to kick start your business or increase sales of your existing business. You will realize that consistent lead generation and prospecting is a must in order to secure enough leads to achieve your sales goals. You cannot depend on your broker or your friends and past clients for a sufficient number of leads to reach any serious level of sales. Real estate sales is a contact sport, you chose this path and the sooner that you accept the fact that you will have to approach more people then people will approach you, the more likely you will succeed.

Online lead generation is among the best strategies to use for securing clients. To illustrate this, gathering leads usually involves targeting both buyers and sellers to conduct business and research is essential if you are to get the best possible leads going about it the old fashioned way. Meaning you will have to conduct a survey of the city, find out the forces which influence the real estate sector in your target market, as well as getting information on local demographics and home values. On the same stride, you must research on median income levels for people living in the area so you can choose a suitable niche to focus on. You will then have top develop a means in which you are going to meet this target market.

The enormous flexibility and reach of the internet makes the process of targeting a market and doing the research much simpler as you can use tools that quickly let you do split testing and cost analysis with the click of a mouse. What once would have taken weeks or months can now be organized in days and even hours.

When visitors go to your websites and complete your lead generation contact information form, you will have to follow up preferably by phone. The follow up method will determine the type of relationship you will have with the client. Hence, it is advisable not to put pressure when talking to potential clients swarming them with multiple qualifying questions. Simply spend the first few minutes of the phone call encouraging conversation and building rapport. If you can get the person on the other end of the phone talking, you are leaps and bounds ahead of your competition. The critical aspect here is to avoid being the typical real estate agent, don’t go for the close; don’t try to qualify them in the first thirty seconds of the call. Spend that valuable few minutes talking to them like a friend, once they open up they will tell you through their conversation what their intentions are and give you the answers to half your qualifying questions on their own.

It is best to adopt a friendly tone and converses normally, do not expect to seal the deal with the first phone call or email. Your perseverance and firmness will be put to the test constantly and how you react will to a large extent determine the success of the conversation. Once they have opened up and started to talk for a few minutes, this will be your opportunity to make them your offer. I call it the elevator sales pitch, imagine you are on an elevator; you have thirty to sixty seconds to enlighten them with your offer. If you are a good sales person you will be able to do this, if not you better practice your script in a way that enables you to deliver your message within this short period of time.

Your Real estate websites should not be left as the last thing on your list to consider as a source of  lead generation, your real estate websites should be your first. Today’s market demands that you have more than one website, focusing on every aspect of the buying and selling cycle. They should be your primary source for real estate prospecting, relationship building and selling tools.

Whether you are a non blogger or non article writer or perhaps you are just considering blogging, even if you are a master article writer… this is meant for you!

 

Your Real Estate Blog should be just one of the websites that you have in your suite of web pages, the entire suite is designed for prospecting and keeping in contact people at different times and for different reasons during the buying and selling cycle.

Many non article writers that I speak to think that blogging is too much work. Before the sound of the words real estate blogging has stopped resonating throughout the room they have lost interest.

That’s unfortunate because there are so many great benefits for the real estate agent that is willing to spend a small amount of time posting articles that are worthy of consideration with regard to enhancing your sales. I will cover several good reasons for here in this series of short articles.

The definition of a blog is

Informal Full name: weblog a journal written online and accessible to users of the internet.

The best way to look at blogging is that it is a website that you can change with a few simple clicks of a mouse to add or remove whatever content you want. You get to do this when you want and you are able to add copy, photos or video.

So unlike any other website that you have, you will be able to gain maximum control over the look and the feel and you will gain the flexibility to make it an extension of yourself, shaping the way you want you and your business to be perceived.

The Ability to Shape Your Reputation

 

Shaping your reputation is one of the more valuable of reasons to post information on your own Blog.

Because Blog information is dynamic and not static, meaning that it is always changing, you gain the ability to capture and hold your visitors attention. Your personal real estate website, once you have it set up it pretty much stays the same. Plus your personal website unlike your Blog should be set up as a sales pitch and lead generation site whereas your blog should be used for other purposes.

If you want to be the provider of news, this is the tool. If you want your Blog to be an expression of your personality or if you want to shape and influence the way you want your buyers and sellers to see you in your marketplace you have to consider Blogging as the most effective and cost efficient way to achieve this.

The tip that I will pass along is to get your blog post to take the form of value offered. What I mean is that you will do more harm than good if you try to make you blog posts a sales pitch. Write your articles as a news or articles of interest… and you might just get your buyers and sellers coming back to read more.

News comes from everywhere, your local real estate board, search engines such as Google, television, magazines, other Blogs and the best place of all, your personal opinions… You can even get fellow Real Estate Professionala or even your clients to write articles for you. If you do not consider yourself the newsworthy type, create a Blog that is an extension of your personality, are you funny, political, outrageous? Do you like kids, sports, family? Tell funny stories about some of your sales adventures… get the picture?

When writing your articles remember that people love to buy but they hate to be sold! So make your Blog the area that people can look at to either learn, laugh or listen just don’t make it a sales pitch page. That is for your real estate website, your blog should be 95% content far removed from being a sales pitch. The 5% that is sales should only refer to you at the bottom of the post in the form of a signature and links your visitors to your website.
