Real Estate Websites

Real Estate Websites with video and many of the internet tools that are available today are so powerful when used correctly; I am curiously amazed that so many real estate agents are so slow to adapt to such great opportunities.

Video on your real estate website offers so many benefits that I am actually puzzled that real estate agents have not been drooling over the potential to increase and enhance their real estate sales. It’s use as a marketing tool, listing presentation tool, a pre listing tool, buyer presentation tool, free traffic tool or search engine ranking tool. I mean the list can go on and on, yet most Real Estate Professionals are afraid to get in front of the camera or unwilling to spend a little money to get a video made.

I am going to share with you some incites and strategies that I find fascinating. As a marketing tool it blows away other mediums in terms of price, reach and the ability to track results. The cost to get a video made with twenty or thirty photos is about a tenth that of print medium and the video can stay working for you for years, pushing visitors to your website by attaching a simple link. Pretty much any one can take some photos, so there really is no reason not to include this as one of your top marketing strategies.

One of the biggest benefits happens when you get your listings on YouTube, not a virtual tour site because there is very little organic or free traffic that comes from these sites. You have to be able to put the YouTube video on your website so that you can direct visitors to your site with email, word of mouth and other marketing efforts. It is essential that you have a website with the proper lead capture technology; I say this because internet lead generation has now become the most effective ways to increase your real estate sales.

Get the video of your sellers home onto your website, call your sellers and tell them that you are going to send them the link to your site with an attached email letter that they must send to all of their friends. This attached email hass a prewritten email they can copy and paste, it contains a P.S. to have them forward this email as a super big favor to all of their friends.

Stress to them the importance of this, because if they get their home sold in the first forty five days it could mean a significant difference in the final selling price. This is because they will not have to deal with a price reduction in forty five days and as a rule the buyers that come in later on in a listing will know that their home has been on the market and very often will be encouraged by this to make a lower offer.

Now you have done two things, you have motivated them to email to their list and you have set the stage for a forty five day price reduction.

To illustrate, if your sellers have fifty friends in their database and if their friends that have been encouraged by the P.S. in the email, forward this email to their fifty friends, that would be 2,500 emails all linked back to your website. The numbers of free visitor traffic can be enormous, if only ten percent participate in this viral marketing effort that would be 250 people that your sellers have silently referred and directed to your website. All for the inexpensive cost of a video, and your sellers are doing all the work… Gives me goose bumps thinking about it!

They really do add a lot of Wow factor, one more big benefit for using video as they impress the heck out of your sellers. I love it because almost all sellers start telling all of their closest friends and family to go look at the video.  Notice how you can add your website link for driving additional organic traffic back to your real estate website.

Whether you are a non blogger or non article writer or perhaps you are just considering blogging, even if you are a master article writer… this is meant for you!

 

Your Real Estate Blog should be just one of the websites that you have in your suite of web pages, the entire suite is designed for prospecting and keeping in contact people at different times and for different reasons during the buying and selling cycle.

Many non article writers that I speak to think that blogging is too much work. Before the sound of the words real estate blogging has stopped resonating throughout the room they have lost interest.

That’s unfortunate because there are so many great benefits for the real estate agent that is willing to spend a small amount of time posting articles that are worthy of consideration with regard to enhancing your sales. I will cover several good reasons for here in this series of short articles.

The definition of a blog is

Informal Full name: weblog a journal written online and accessible to users of the internet.

The best way to look at blogging is that it is a website that you can change with a few simple clicks of a mouse to add or remove whatever content you want. You get to do this when you want and you are able to add copy, photos or video.

So unlike any other website that you have, you will be able to gain maximum control over the look and the feel and you will gain the flexibility to make it an extension of yourself, shaping the way you want you and your business to be perceived.

The Ability to Shape Your Reputation

 

Shaping your reputation is one of the more valuable of reasons to post information on your own Blog.

Because Blog information is dynamic and not static, meaning that it is always changing, you gain the ability to capture and hold your visitors attention. Your personal real estate website, once you have it set up it pretty much stays the same. Plus your personal website unlike your Blog should be set up as a sales pitch and lead generation site whereas your blog should be used for other purposes.

If you want to be the provider of news, this is the tool. If you want your Blog to be an expression of your personality or if you want to shape and influence the way you want your buyers and sellers to see you in your marketplace you have to consider Blogging as the most effective and cost efficient way to achieve this.

The tip that I will pass along is to get your blog post to take the form of value offered. What I mean is that you will do more harm than good if you try to make you blog posts a sales pitch. Write your articles as a news or articles of interest… and you might just get your buyers and sellers coming back to read more.

News comes from everywhere, your local real estate board, search engines such as Google, television, magazines, other Blogs and the best place of all, your personal opinions… You can even get fellow Real Estate Professionala or even your clients to write articles for you. If you do not consider yourself the newsworthy type, create a Blog that is an extension of your personality, are you funny, political, outrageous? Do you like kids, sports, family? Tell funny stories about some of your sales adventures… get the picture?

When writing your articles remember that people love to buy but they hate to be sold! So make your Blog the area that people can look at to either learn, laugh or listen just don’t make it a sales pitch page. That is for your real estate website, your blog should be 95% content far removed from being a sales pitch. The 5% that is sales should only refer to you at the bottom of the post in the form of a signature and links your visitors to your website.

I quit selling real estate… A personal letter.

Hi,

This is not a sales letter, as a matter of fact I have a great e-book that I want to give to you for your library.

My name is James Osmar, let me introduce myself on a personal level.  20 years ago I had a University degree,
a real estate license and and a burning desire to make a lot of money... I was planning to have a family.

During the first several weeks that I was in the business I took a few of the top agents out for lunch, asked them a gazillion questions and started to implement every idea that made sense to me.

Paul Mithchel told me to buy the book and tapes Jerry Bresser List More Sell More. It was a for sale by owner system, I wore the tapes out twice and had to buy a third copy.

I will say this if you want to learn how to sell real fast, chase private sellers for a while.

I went on to purchase about 50 sets of tapes. Call my old broker owner Carl Vandergoot if you want to
listen to any of them, I gave them to his office.

I had what Napoleon Hill says is the most essential trait of all successful people... A burning desire.

I wanted to be successful... If only for the sake of success.

This burning desire is what enabled me to be arguably the top agent in London for several years. As well, I showed up regularly on the RE/MAX Top 100 list for all of Canada. Somehow it's nice to see your name on lists like that.

Shortly before Napoleon Hill died, he said that if he had to start all over and was to pick two of the top 16 traits that all successful people have. He would want to have a burning desire and his master mind group.

By the way you are not born with these traits that all successful people have, they are acquired.

Fast forward 20 years and now what would I do? Well lets just say that there are some of the old things that are still worth doing. And a whole lot of new stuff!

If you do not keep up with continuing changes and you think that you are a dinosaur now, you will be a fossil in a few
years.

The good thing is that it is really not that hard to keep up.

Last week I decided to pull my license after 20 years of selling Real Estate. I had a lot of fun selling , I learned a lot about myself and others. Today, many of my best friends are Real Estate Professionals.... Thanks for that.

Real Estate Professionals are an interesting lot, diverse in personality, driven by nature. When I look back it was the Real Estate Professionals that kept me in the business that long...

The average Real Estate Professional was more consistent and trustworthy then we were given credit for by the general public. We
had to be, our peers would have tossed us out on ear if we were not.

One of my longest lasting memories came from my first sale. I never realized that some buyers and sellers would
be so emotional.

In the middle of negotiating my very first deal, I was in my good friend Stan Franjkovic's kitchen. Stan was not
in the business then, so he referred this married couple to me.

As a grand stand, the male slammed his fist on Stan's kitchen table swore at me and swore he would not pay any higher then he is offering. He stomped out of the house, slamming the door behind him. Uttering every profanity known to man in all languages.

Two minutes later he was back... he signed the offer...

My on the job training had begun!

That client and I laughed about it 2000 sales and many years later. He claimed he was responsible for making me
such a successful Real Estate Professional.

This eagerness to learn is one of the traits that all successful agents have. It is what Napoleon Hill calls specialized knowledge. It is a must and it should never stop. Because when it does, so will your career.

When Napoleon Hill wrote the book Think and Grow Rich, he was commissioned by Andrew Carnegie to interview the
richest men of his day.(unfortunately there were few business woman back then). Today there is not one successful
business "person" that has not read this book.

The following are 5 of the most important 16 traits that all successful people have.

1. To have burning desire

2. To attain specialized knowledge

3. To have an entrepreneurial spirit

4. To be part of a mastermind group

5. To be decisive in nature

Last week I was in Las Vegas... it's not what you think. I was learning, I was taking a course that cost $30,000. Yes
you read it right $30,000. It was a course on public speaking, taught by a man that is credited to be the most expensive and most effective public speaker trainer in the world.

You see when I was 3 or 4 years old, I was so shy I would sit in my parents car and cry for hours when we went
to visit their friends, it was very phobic time. However, that is another story.

Today this is my new Burning Desire.... I am no longer that shy little boy... However, I do need a massive challenge
to motivate me and public speaking is that challenge.

That irrational childhood fear was a good thing... No it was a great thing. It taught me that when you break through barriers there often is no reason to fear. What a great lesson to be able
to reflect on!

As Franklin D. Roosevelt said, the only thing to fear is fear itself!

I have spoken publicly in the past, on one occasion I was invited to do the annual kick off for an insurance company.
It was a 45 minute presentation to 90 sales people on... You guessed it... Sales. A few years before that I also jumped
out of an airplane, the gut wrenching fear was very similar.

The applause for speaking was also very similar to the gratitude I felt for being alive.

What I did discover about myself was that with the proper learned skills and burning desire, you can do anything. In
very large part, it is who you decide to learn from that is important.

I do wish for you a very successful future in what ever path you choose... Because you too can do anything.
