The National Association of Realtors® (NAR) has complied research showing us that over 90% of all people go to Internet when buying or selling real estate. So it should make perfect sense to you that the vast majority of things that you do in your day-to-day real estate business need to be done with the sole purpose of driving traffic to one of your websites.

Because of this, I believe that the person who builds the most systems will get the most leads, sell the most properties and because of this create the most job security.

Job security, now isn't that a concept in real estate sales?

According to NAR, buyers and sellers move on average every seven years, and 50% of all people who fill out a form on the Internet buy or sell within 18 months, with 15% making a move within 90 days. Therefore when you acquire new sign-ups that are not moving in the short term, it would be very prudent to keep the relationship warm using our long-term Perpetual Sales Loop strategy.

As well, after a person buys or sells a home and is out of the market, that person immediately falls back into the category of a long-term lead. It is critically important that you understand the concept of the Perpetual Sales Loop because it will positively affect your repeat and referral business for the rest of your real estate career.

This was brought to my attention this past summer, however I was a little slow to act on it. In part because I like to work a schedule that I call maintenance mode during July and August.

Let me explain, I adhere to the general thought that one deserves a good rest and should also work their butts off at other times. So with that said, I like to take July and August off and just to the stuff that takes care of business and not go overboard looking for new business. From September to Mid December it’s all work and very little play, rounding out the working calendar from Mid January I like to hit the road running and do a long distance sprint straight through the end of June.

The Calendar

  • Mid December to mid January – Maintenance mode
  • Mid January to the end of June  go like crazy – Work mode
  • July and August enjoy life – Maintenance mode
  • September to Mid December sprint to the finish line – Work mode

Well as I said this summer I was told about the Shopping Genie, it’s a little app that sits on your computer and searches the Internet for the best deals out there.  When I say best deals, I mean it will scrape the Internet for just about anything you want to buy and show you a list of comparable prices from various competitors.
