Getting to page one of Google can be a daunting task, especially at times when Google makes changes to their algorithms. However the truth is, almost anyone can do this by following the rules.

Being on page one of Google will definitely affect your businesses bottom line, whether you are trying attract and manage Internet leads, or sell products.

I went through Google’s updates called the Panda and Penguin and was bumped off page one. So I stepped back to look at why Google does what they do, knowing this will make an incredible difference in the way you build your website and therefore the cause and effect on your page rank and then of course your bottom line. Look at it this way, Google wants to reward you, not punish you. They simply want to have the best pages at the top of the search engines that make the experience for the end user as beneficial and rewarding as possible.

Makes sense doesn’t it? We have all had the experience of doing a Google search, where every page we clicked on was junk. That is why Google does what they do; they really want the searcher to be happy with their search results. Your job then is to create a website that does just that.

Before Penguin, Google released a series of algorithm updates called Panda, with the first appearing in February 2011. Panda aimed at down ranking websites that provided poor user experience. To identify such websites, a machine-learning algorithm by Navneet Panda was used, hence the name. The algorithm follows the logic by which Google’s human quality raters determine a website’s quality.
In January 2012, so-called page layout algorithm update was released, which targeted websites with little content above the fold. This is the part of the page that you see when you open you browser, hence below the fold is not viewable.

The strategic goal that Panda andPenguin aim for is to display higher quality websites at the top of Google’s search results. However, sites that were down ranked as the result of these updates have different sets of characteristics. The main target of Google Penguin is spamdexing (including link bombing).

Spamdexing is the repeating of phrases or keywords multiple times in a row, and link bombing is the purchasing links that are of low quality and have little or no relevance to your websites overall characteristics. These activities will get you penalized causing your web page rank to suffer. The secret is to build quality backlinks, using strategies that Google sees as appropriate, again this is super easy to do!

I have sites all over the Internet that are on page one of Google, as a matter of fact to prove it, if you watch this video. You will see that for one search term, I often have up to six websites that show up on page one of Google. How’s that for page rank domination!

I was recently asked asked a question about real estate website  lead conversion and thought I would keep the sender confidential but post the question and the answer here.

The question was regarding conversion rates and the prices of the various Real Estate Training and Real Estate Web Sites that we offer.

I would have to guess at the conversion rate as each agent and each market is different, I do know that success is in the follow up and you have to follow up right away

According to a study done with over 100,000 follow up calls over three years. if you follow up within 5 minutes you have a 21 times greater chance at conversion and 2000 times better than if you wait 24 hours.

You will get about 30% of the leads being gibberish, however this group is my second favorite group of leads as you can immediately recognize them and do not have to waste any time.

Of the remainder of leads, it will be very dependent on your own personal skill level, we have a 19 page report and script in our real estate education program that covers what I call the Chunk Method of Selling. In this report I cover the 5 Chunks of Lead Follow up and Lead Conversion each chunk is a separate step with a clearly defined goal that is designed to give clarity to the prospecting process.

Lead management is fast becoming a very important consideration to growing your real estate business. Having a website on the internet has long become a standard practice for real estate professionals however the task of driving targeted traffic and converting leads into legitimate clients is a common challenge.

The fact that marketing on the internet is a relatively new concept has driven many in the real estate business not to adopt internet lead generation, since they do not want to spend funds on a technique that they do not easily understand. However, the use of the internet by prospective buyers and sellers to look for properties has increased dramatically. It is therefore contradictory not to use the internet to generate leads, when most buyers and sellers are actively scouring websites looking for property to buy or sell.

This is high time for a change in perception among real estate professionals about the use of the internet to generate leads. If most of the buyers are to be found on the internet, then you need to start allocating funds for acquiring leads from this source. Here are a few channels that you, as a Realtor®, can use to look for clients.

Most of the big search engines such as Google and Yahoo have programs that allow you to bid on keywords and pay for the clicks that you get on your ads. This way you get your site listed on a sponsored ads section and when a prospective client searches the keywords that you have specified, their search leads them to where you have posted these ads. This in turn directs them to a website of your choice when clicked on by these visitors.

When using this method, you need to come up with keywords that the buyer will most likely use when they are searching for property. Every time a buyer clicks on your ad, you will pay an agreed on amount, so you will have to be prepared for the cost. This is easily controlled as you can establish your daily budget in advance.

Along with search engines you can also use directories such as Craigslist or KIJIJI which work in a similar fashion to search engines. It can be difficult to measure the effectiveness of directories and search engines when generating targeted leads with traditional web pages. This is one the big benefits of lead generation websites, they are affective in capturing leads and tracking results. This is especially necessary when running pay per click campaigns, the best tracking results occur when a campaign is paired with a specific lead capture website designed for a narrowly defined search, giving you measureable results.

The best way is to use lead generating websites for pay per click campaigns is with a low branded website, as the visitors looking at real estate during this stage are often not yet trying to find a Realtor®. Using a personal branded website will limit the number of willing participants accepting your offer to assist in their search during this browsing stage. Therefore websites that are strategically designed focus on real estate and not the Realtor® are significantly more successful. It can be expensive to look for leads using the wrong method, the use of the correct lead capture websites with a well designed pay per click campaign is essential to your overall success.

Online lead management has become a necessary addition of many top Realtors® active prospecting efforts as they recognize that this method is far superior to newspaper and magazines. Because as NAR indicates, this is where 94% of people start their home search and it is about one thirtieth the cost of these traditional sources even when factoring in the cost of leads management.
