You made it! You are in your new city, new home, new life and you’re ready to jump in feet first. Getting completely settled in a new environment definitely takes time, but there’s no reason why you can’t expedite some familiarity with experience. Getting to know a community is a fun and exciting experience, so there’s no good reason to wait.

Find Helpful Hands

The sooner you have resources that you can rely on when life throws the unexpected at you, the less tied down you will feel. Finding the help you need -- whether it’s a housekeeper, pet sitter, or a dog walker -- helps you feel established in your new home. Having people you can rely on for help also dispels some of the loneliness you may feel after relocating. For instance, a dog walker can make sure your dog gets the exercise and attention he needs while you unpack and explore the parts of town that may not be dog-friendly. A housekeeper can help complete that initial move-in cleaning so you don’t have to exhaust yourself after an already tiring move.

Furthermore, a pet sitter will ensure your animal friends get the care they need if you have to spend an extended amount of time taking care of moving details.

Unpack the Essentials

Unpacking can be a weeks-long process, but you can’t wait that long for the essential items you need for a productive life. Tackle boxes by priority -- start with the bedroom and unpack closet essentials you want for work and exploring the city. If you have children at home, have them unpack all they can themselves then help them finish their rooms before moving onto the kitchen. After having your sleep space set up, having the kitchen unpacked is most important because going grocery shopping and making a meal is one of the best ways to make your new house feel like home. Finally, get all those products you use daily, towels and other bathroom items unpacked and set up in their assigned space. Once you have these three essential areas set up, you can move on to other boxes over time as you settle.

Make Some Plans

Finding something to look forward to will stoke excitement for your new town while providing you with motivation to unpack and get the house ready in a shorter amount of town. Furthermore, finding a community event gives you the opportunity to explore your neighborhood. Go to a local coffee shop, library, or community center for a local paper or bulletin board that outlines upcoming community events. Pick one that you find interesting while also working with your schedule -- these publications often advertise for both family-friendly and free events so you can bring the kids along and not worry about stretching your budget too thin.

Join a Group

If you want to get socially plugged in as soon as possible, joining a group, club, or class is the perfect outlet. Check your neighborhood’s Nextdoor page or look into what local MeetUp groups interest you. Don’t forget about the kids, either! They need socialization and stimulation outside of school through extracurricular activities. Signing them up for sports, dance classes, or clubs gives the whole family a social scene in which you can become involved. Or look for local parenting groups from BigTent where you can find other parents who organize things like pool parties and pumpkin patches for families in the area.

A new city is a new start -- and that’s something to be excited about! When getting to know your new community, don’t rush yourself, but also go ahead and find some helping hands so you can become socially active as soon as possible. Finding a pet sitter, housekeeper or dog walker gives you the free time to hit that happy hour or join a Pilates class. Unpack the essentials as soon as possible, but give your family time to unpack completely. There’s no harm in keeping things in boxes for a week or two. Make some plans be it a movie in the park with the kids or a late-night free concert for adults only. Finally, get socially plugged in with a club or group that opens its arms to newcomers in town.

Toronto Real Estate Market Will Do Just Fine

It is said as the Toronto real estate market goes so goes the Canadian market.

Not so fast...

Vancouver hit a wall last summer, I know because I was there counting the bricks. This summer it's happening on the other side of the country.

Barring nuclear disaster, after this all shakes out Canada's real estate markets will do just fine.

Toronto is currently in what I refer to as a Market Trifecta... a price whiplash, 15% tax hike and the traditionally slower July market.

Then, of course, there's the negative media chatter about interest rates and a possible land transfer tax increase.

Oh, my!

How will we ever survive?

When I started selling real estate back before salamanders, interest rates were 21% and home sales dropped 15% to 20%.

At the same time, my sales were exploding.

How? You say...

I put on my big boy pants... worked a little harder and a lot smarter!

I realised if total sales dropped from 12,000 ends down to 10,000... That was still a big enough pile for me to chip away at.

Wait, I almost forgot the sky is falling... Right?

Not!

If you're caught up in this market pinch, work on the areas of your business that you have not been able to keep up with, now is the time to get those things done.

I just took this off of a Real Estate Professionals page and I think it is something all
Canadian real estate agents should be very concerned about.

Today is the last day to voice your concerns over Industry Canada's imposing limitations on contacting past clients via email.They are proposing that you will not be allowed to contact past clients after three years without consent from the client. I encourage you to email them today at info@ic.gc.ca

The concerned agent wrote the following wrote them the following...

"I am writing in objection to the two year limit on contacting past clients. The sales cycle for a Real Estate Professional is approximately seven (7) years as that is the average time in which Canadian’s move. Limiting our ability to keep in touch with past clients via E Newsletters and periodic market updates sent by email will impact my business and hence the amount of taxes I pay to the Government of Canada. I don’t understand why the bureaucrats of the Government are systematically choking the life out of the entrepreneurial spirit of businesses, especially small businesses, when all levels of Government supposedly support and endorse business efforts. If you kill businesses ability to generate business the unemployment rate will skyrocket,revenue to the Government will decline and Government jobs will be in jeopardy.

Significant Lobbying Success Eases Burden of Compliance for Real Estate Professionals

When anti-spam rules that regulate the sending of commercial e-mail, text and other electronic communication come into force sometime this year, they will be much easier to comply with as a result of extensive and intensive lobbying by Real Estate Professionals and CREA. Seven lobbying successes, highlighted below, preserve important marketing practices and significantly ease the compliance burden of this framework.

1.A transitional provision allows Real Estate Professionals to send electronic messages to clients without express consent for three years, provided the relationship existed before the new rules come into force.

2.The amount of time Real Estate Professionals can stay in touch with a client without express consent after a sale was extended by an additional six months to 24 months total.

3.Real Estate Professionals can follow up with a potential client after exchanging contact information, including at a networking event, so long as the message is relevant to the recipient's business.

4.Express consent to send commercial electronic messages can be obtained orally or in writing. Prior to our lobbying efforts consent could only be acquired in writing.

5.A tremendous amount of information about the sender was required in a request for consent to send an e-mail and in each subsequent message. Our efforts reduced the required amount significantly to include only basic contact information.

6.A requirement to have a website in order to send a commercial electronic message was removed.

7.The regime's unsubscribe requirement was significantly streamlined. Real Estate Professionals only need to provide a single functioning unsubscribe mechanism to consumers.

Materials for Real Estate Professionals, Boards and Associations that outline obligations in a format that is easy to understand and implement will be available well before members need to comply with the new rules.

Flaherty Expected to Tighten Canadian Mortgage Rules

Federal Finance Minister Jim Flaherty is expected to announce tighter mortgage rules on Monday                                                                        real-estate-motgages
to combat concerns over high Canadian household debt.

The announcement is set for 8 a.m. ET in Ottawa.

Among the expected changes are the lowering of the maximum number of years the government will back mortgages — from 35 to 30.

Ottawa is also expected to:

- Limit the insurance coverage by Canada Mortgage and Housing Corp. on lines of credit.

- Reduce the upper limit that Canadians can borrow against their home equity to 85 per cent from 90 per cent.

The changes come following recent warnings from the Bank of Canada on household debt levels.

In December, bank governor Mark Carney cautioned Canadian households and businesses not to be lulled by current low interest rates, because repercussions from a hike could be swift.

Last week, Agathe Cote, a deputy governor at the bank, told a Kingston, Ont., audience that a sudden weakening in the Canadian housing sector could affect other areas of the economy given the high debt loads of some households.

If that shock hits, Canadians would be expected to cut back on their spending, she said.

Home prices fall faster in biggest US cities

NEW YORK, N.Y. - Home prices are dropping in America's largest cities and are expected to fall through next year, with the worstdeclines coming in areas with high numbers of foreclosures.

The Standard & Poor's/Case-Shiller 20-city home price index fell 1.3 per cent in October from September. All cities recorded monthly price declines.

Atlanta recorded the largest decline. Prices there fell 2.9 per cent from a month earlier.

Washington, which had posted increases for six straight months, dropped 0.2 per cent in October.

The 20-city index has risen 4.4 per cent from their April 2009 bottom. But it remains 29.6 per cent below its July 2006 peak.

Just when you start to think that your real estate sales are not going the way that you would like and life starts to get you down a little. We have all been there at one time or another, some just go there a little more often or maybe even a little deeper into that place.

It will do you good to keep it around for those days when your real estate sales or life concerns are not going just the way you want them to.

Lackluster 2011 Canada housing market seen

TORONTO (Reuters) - Canada's housing market may have a lackluster year ahead as demand will be spurred by low interest rates but could be capped by moderate job and wage growth, Scotia Economics said on Thursday.

The economics unit of Canada's third-largest bank said in its year-endGlobal Real Estate Trends report that Canada's housing market has been one of the better performing, yet volatile, markets among advanced nations this year.

"We are neither overtly optimistic nor pessimistic regarding the outlook for 2011," said senior economist Adrienne Warren.

"The bigger risk likely awaits 2012 when more significant interest rate increases, combined with record high home prices, will notably strain affordability."

Sales of existing homes in Canada rose for a fourth straight month in November. That reinforced market sentiment that stability is returning to the sector after it cooled earlier this year from the red-hot levels of 2009.

The housing sector has avoided two extreme bubble-and-crash scenarios over the past three years when resale prices dropped sharply in 2008, then quickly rebounded as low mortgage rates and lower prices supported the turnaround.

Warren expects the Bank of Canada will maintain interest rates at historically low levels, currently at 1 percent, well into next year, given global economic uncertainty and subdued inflation.

Low interest rates may be an "extremely powerful inducement" that could attract both first-time buyers and those looking to upgrade their dwellings, resulting in a "decent" level of sales, said Warren.

But demand may be tempered by more moderate employment and income growth next year. Public-sector hiring in 2011 is not expected to repeat its job creation from the past year as government restraint efforts take hold.

Globally, Scotiabank expects prospective buyers may move to the sidelines next year despite attractive borrowing costs, as purchase incentives expire in many markets and slow job growth may weigh on confidence
